Get a number without contact details or a site visit. Choose a sample building or enter a known cladding area. The result prices a siding scope; property-specific work remains separate.
1. Describe the walls
Examples are rectangular shapes, not typical costs per apartment. Change these assumptions to fit your property.
Area = perimeter × total wall height − your deduction. Zero deduction uses gross walls. No gables or extra waste allowance are automatically added.
Use the exterior cladding quantity, not living/floor area. Confirm whether your takeoff includes openings and waste.
Use separate estimates for different building shapes. Unit count only divides the budget; it does not determine wall area.
2. Add what you know
Use actual quotes or your own planning allowance for work outside the base scope. Zero means unpriced. The default 10% reserve is a scenario, not a professional recommendation.
Partial project budget
$52,000–$74,000
4,800 sq ft of modeled cladding
Fiber cement or engineered wood, using published residential installed-cost comparisons.
Residential installed-cost benchmark applied to your wall area. This is not a complete occupied-multifamily project price or an approved contractor quote.
Base siding installation
$48,000–$68,000
Your extra-work allowance
$0 — unpriced
Reserve scenario
$4,000–$7,000
Planning share per unit
Additional scope can include hidden rot/sheathing, unusual or hazardous demolition, lifts, resident protection and phasing, permits/engineering, rated-wall details, windows/doors and taxes/fees. No volume discount, height multiplier or insurance payment is assumed.
Nothing is submitted. Your choices stay in this tab.
3. Confirm the complete scope
Use the brief to request a measured wall takeoff, a written scope and separate prices for unresolved work. The per-unit figure is a planning division, not an HOA assessment or financing recommendation.

Pricing evidence and calculation
Checked October 3, 2026. Model siding-2026-10-03. Read the published pricing source. Dave Knutson Siding published Minneapolis homeowner pricing; removal, wall repairs and multifamily-specific work require separate scope. The source’s January 9, 2026 homeowner guide lists fiber cement $10–$14 and engineered wood $8–$12 per sq ft installed. Removal/disposal, wall repairs, insulation and occupied-building logistics need a written scope; they are not automatically added here.
Unit prices: fiber cement $10–$14/sq ft; engineered wood $8–$12/sq ft. Published house rates are a comparison, not evidence of this property’s rate. Occupied-building work can move the cost in either direction. Your contractor must establish the final scope and price.
Each building’s cladding area × building count × the selected rate band, plus your allowance, then your reserve percentage. Results round outward to $1,000; per-unit shares round to whole dollars. More answers do not automatically narrow the range. Review the source before relying on a saved estimate; your download preserves its rate version.
Make the estimate useful for your next bid
The budget above separates a published siding benchmark from work that needs a property-specific quote. Compare the measured wall quantity, demolition scope, water-control details, access plan and resident coordination in each bid.
